Homeowners' Legal Documents (click the blue links to to view, print, or save)
- Articles of Incorporation: This is the legal document that created our Homeowners Association in order to promote common community interests and to encourage a sense of community pride among all residents.
- By-Laws: The By-Laws are the guidelines for the operation of the Homeowners Association. These By-Laws define the duties of the various offices of the Board of Directors, the terms of the Directors, the membership's voting rights, required meetings and notices of meetings, and the principal office of the association, as well as other specific items that are necessary to run the Homeowners Association as a business.
- Covenants, Conditions, & Restrictions: Also referred to as CC&Rs, these are written rules, limitations, and restrictions on property use that have been mutually agreed to by all owners of homes in Belden Woods Estates. This document describes the architectural review process, the required minimum size, placement, and exterior color of homes, and other conduct to protect the wooded beauty and quiet enjoyment of our residents. The CC&Rs are enforced by the Homeowners Association or by individual owners who can bring lawsuits against violators, and are permanent "run with the land" so future owners are bound to the same rules. A copy of these CC&Rs are recorded with Roanoke and Franklin Counties and will be provided to any prospective purchaser.
- Summary and Architectural Review Application: This is a summary of the above CC&Rs for homeowners as well as an application form to submit to our Architectural Review Board on the last page of the summary.
- Complaint Procedure: Although the Board prefers to resolve complaints informally via direct in-person or email correspondence, in accordance with section 55-530 of the Code of Virginia, associations registered with the Common Interest Community Board (CICB) must establish a written process for resolving association complaints from members and citizens. This document explains this complaint procedure as established by the Board of Directors.
- Complaint Form: This is the downloadable form that should be used to file a formal complaint.

Things To Do In Our Neighborhood
- Hiking trails: Our friendly neighbors from Windy Gap Mountain Village have created a map of the hiking trails in and around our neighborhoods. You can download them in 3 different print quality resolutions: 300dpi, 150dpi, and 100dpi (the higher resolutions will take a bit longer to download).
- Recreation area: The recreation area located near the end of Windridge Pkwy is owned and maintained by our neighbors from Windy Gap Mountain Village. However, part of your Belden Woods homeowners dues pays for your use of these facilities. The tennis courts, basketball goal, and picnic pavilion are all open for use by any resident of Belden Woods Estates. The Board has keys for the tennis courts - if you would like a key, please click the Contact Us link above and enter a request for more information to be sent to you. Use of the picnic pavilion is open to any resident of WGMV and BW. Even though it is lightly used, we suggest folks reserve the space to prevent any unfortunate conflicts, especially if the event involves a group (scouts, family reunion, club, etc.). Reservations are made with the chair of the WGPOA Social Committee (again, please click the Contact Us link to get more information). However, if you or your family just want to pop over there to use it on your own, don't bother making a reservation (just realize that someone else could be there - VERY unlikely!). RULES: If the charcoal grill is used, the FIRE MUST BE THOROUGHLY EXTINGUISHED, so bring water with you. ALL TRASH MUST BE REMOVED from the trash cans and hauled away (we don't want to feed the bears). Also, please note that there is no electricity and no water available at the picnic pavilion. WGPOA pays for a port-a-john to be placed near the pavilion from Spring through Fall (this year from April 21 to October 31).
